Alan Edwards:
I am a Chartered Construction Manager who has been a Member of the Institute for more than 40 years and was appointed a Fellow in 2012. I am a Fellow of the Association for Project Management and an Associate of the Chartered Institute of Arbitrators.
I started converting flats for myself in the 1980´s in London and carried out a few house refurbishments in Portsmouth. The financial meltdown of the early 1990´s stopped these efforts to make progress as a small developer, so I focused on my full time career and managing large infrastructure projects for corporate clients.
Around 2005 I came back to property investment and carried out a refurbishment in the Midlands which reminded me of the hassles of trying to get work done by small builders. So I changed strategy and chose to buy new flats and houses at a discount with some success, buying and renting as BTL´s then selling for profit and retaining some properties.
I now focus on UK property development mainly in Hampshire, Surrey and Sussex, and the Home Counties, especially commercial to residential conversions and small hotels suitable for development as aparthotels, holiday lets and Serviced Accommodation.

My name is Rob Martineau and as co-host of the Portsmouth pin Meeting, I'm excited to share my knowledge and experience with fellow investors.
I bring over 25 years of hands-on property expertise to the table. My journey in the property world began with commercial office refurbishments for brands like Levi's and Seiko, before transitioning to residential property refurbishments.
A move from London to Hampshire marked a new chapter, driven by family priorities and a desire for coastal living.
Reading "Rich Dad Poor Dad" by Robert Kiyosaki opened my eyes to new possibilities in property investment, which led me to discover Simon Zutshi's book "Property Magic" and the property investors network. After attending my first pin meeting in Portsmouth, I was inspired to enrol onto the 3-day Mastermind Accelerator Programme. The experience was so transformative that I committed to the year-long Property Mastermind Programme the following month.
This training has not only enhanced my property knowledge but has fundamentally shifted my mindset. I've learned that knowledge combined with networking, coaching and accountability are crucial for success in the property business. Currently, I'm focusing my expertise on the R2R strategy for HMOs in Hampshire, combining my practical refurbishment background with strategic investment approaches.
Whether you're new to property investment or an experienced investor, I understand the importance of continuous learning and networking with like-minded individuals. The property journey is as much about personal growth as it is about business development, and I'm here to share insights from both my hands-on experience and investment strategies.
